Why does my boiler keep losing pressure? A Birmingham homeowner's guide
A boiler that needs topping up every few weeks is telling you something — usually that water is escaping somewhere. Here's how to read the gauge, top it up safely, and work out whether you've got a leak.
It's August, which is exactly when nobody thinks about their heating — and exactly when it's cheapest and easiest to sort. If you've noticed the little gauge on the front of your boiler creeping down, or the boiler has thrown a low-pressure fault and shut off, this guide from the Property Edge plumbing team explains what's actually happening, what you can safely do yourself, and when it needs a trade in. It applies to the sealed pressurised systems in most Birmingham, Solihull, Wolverhampton and Coventry homes — combis and system boilers with a pressure gauge on the front.
What the gauge is actually telling you
Your central heating is a sealed loop: the same water goes round the boiler, the pipes and the radiators over and over, under a bit of pressure so it can reach the upstairs rads. The gauge measures that pressure in bar. Most manufacturers want somewhere around 1 to 1.5 bar when the system is cold — your boiler manual or a sticker inside the front flap will give the exact figure for your model, so go by that rather than a number off the internet.
Two things are normal. The needle rising when the heating has been on for a while — hot water expands, so pressure goes up, then settles back down as it cools. And a small one-off drop after you've bled the radiators, because you deliberately let some water out. What isn't normal is a system that quietly loses pressure week after week with nobody touching it. A sealed loop shouldn't lose water. If it does, the water is going somewhere.
The usual reasons pressure drops
- You bled the radiators recently — a genuine one-off. Top it back up and it should hold.
- A weeping radiator valve. The classic sign is a small rust-coloured stain or a crusty white deposit on the valve body or the pipe below it, rather than an obvious puddle.
- A joint on the pipework — often somewhere disturbed by other work, like a new radiator, a kitchen fit-out or floorboards lifted for carpets.
- The pressure relief valve is discharging. There's a small pipe leaving the boiler and running through the outside wall; if it drips or has a limescale trail down the brickwork, water is escaping there.
- A failed expansion vessel inside the boiler — this is the one where pressure swings wildly high when hot and drops to near zero when cold. It needs a boiler engineer.
- A leak on buried pipework, under a floor or screed. Rarer, but it's why a system can lose water with nothing visible anywhere.
How to top it up safely
Re-pressurising is a homeowner job on most systems, and it takes about two minutes. Turn the boiler off and let the system cool first — topping up hot gives you a false reading. Then find your filling loop: usually a silver braided hose underneath the boiler with a small valve at each end, though many newer boilers have an internal filling key or a lever built into the underside instead. Check your manual if you're not sure which yours has.
- Open both valves slowly — you'll hear water moving. Quarter-turns are plenty.
- Watch the gauge, not the clock. Stop when it reaches the figure your manual gives, usually about 1.2 bar cold.
- Close both valves firmly. If you have a detachable braided loop, disconnect it afterwards as the manual instructs.
- Reset the boiler if it had locked out, and check the gauge again once the heating has been on and cooled down.
- Write the date and the reading somewhere. Two or three entries will tell you whether you've got a leak or a one-off far better than memory will.
How to work out if you've got a hidden leak
The frequency is your best clue. Once a year is normal maintenance. Every couple of months is worth keeping an eye on. Every week — or the boiler cutting out repeatedly — means the system is losing water and it needs finding, because heating water is dirty, black and will stain and rot anything it soaks over time.
Where to actually look
Go round every radiator in the house with a dry tissue and wipe the valve at each end, the nut where the pipe meets the valve, and the spot where the pipes come out of the floor. A tissue picks up a weep your eye won't. Look for rust marks, limescale trails, a lifted or discoloured patch of laminate or carpet next to a radiator, and any staining on a ceiling directly below a radiator upstairs. Then step outside and check that small discharge pipe from the boiler through the wall. If any of that shows up wet, you've found it — and it's usually a straightforward plumbing repair rather than anything dramatic.
If everything is bone dry and the system still loses pressure, the likeliest culprits are the expansion vessel or a buried pipe. Neither is a guess-and-hope job, and both are worth getting looked at properly before winter rather than in the middle of a January cold snap.

It's also worth remembering that a leak doesn't stop being a problem once the boiler holds pressure again. Water that's been quietly soaking a floor void or a ceiling for months leaves damp plaster and, eventually, mould — which is a damp and mould job on top of the plumbing one. Finding it early is the cheap version.
When it's an emergency and when it can wait
A boiler that's locked out on low pressure in August is not an emergency — top it up, note the date, and get the cause looked at on a planned visit. Water actively running from a valve or a joint, a ceiling that's sagging or staining, or no heating and no hot water in cold weather with a vulnerable person in the house is a different matter, and that's what our emergency repairs service is for. Renting or letting the property?
If you rent, report a boiler that keeps losing pressure in writing rather than just topping it up yourself each month — keeping the heating and hot water installations in working order sits with the landlord under Section 11 of the Landlord and Tenant Act 1985, and a repeated pressure drop is evidence of a fault, not a quirk. Landlords and agents also have to arrange an annual gas safety check by a Gas Safe registered engineer and give the tenant a copy of the record (general guidance, not legal advice). If you manage a portfolio or HMOs, the sensible move is to log which properties need topping up and get those leaks traced before the heating season — one weeping valve found in August is cheaper than an escape-of-water claim in January.
