Then we stay on as your maintenance contractor once you're trading.

We walk the space with you, understand how it needs to work, and note anything that needs a consultant or partner.

We work from your designer's or architect's drawings, or for straightforward fit-outs agree a layout and spec with you directly. Then a fixed price, in writing.

A phased programme built around trading hours, opening dates or occupied wings — with our partners' works slotted in.

Do you do design as well as build?+
We work from your designer's or architect's drawings, or for straightforward fit-outs we'll agree a layout and spec with you directly. Where planning or structural input is needed we bring in the right consultant and manage them within the programme.
Can you fit out while we keep trading?+
Usually — we phase the work and do the noisy or disruptive parts out of hours. Hotels and care homes are typically done floor by floor or wing by wing; shops and offices over evenings and weekends.
What about electrics, gas, fire and Building Regulations?+
Electrical, data, gas and mechanical works are delivered through our vetted, certified partners and coordinated by us as part of one programme and one invoice. Notifiable works are certified by the partner; we collate the paperwork for your handover pack.
How is a fit-out priced?+
A fixed price in writing after the survey, with staged payments on larger projects. Variations are only ever billed against a written change order you've signed — see our terms.
How long does a fit-out take?+
It depends on scope — a small shop or café refresh can be a couple of weeks, an office floor several weeks. You get a programme with the quote, not a guess.
